End-of-lease prices for a standard-condition home
Priced by bedroom count. “Standard condition” means a home that’s been lived in normally. If there’s heavy build-up, pet hair through every room or a lot left behind, we’ll tell you before you book and put the difference in writing.

What we do, and what we don’t
Every agent’s checklist is a little different, so send us yours. Tell us about the oven, carpets and windows when you call — your written quote lists exactly what’s included.

- Bathrooms and laundry: shower, bath, toilet, basin, mirrors, tiles and tapware
- Bedrooms and living areas: skirting boards, light switches, door handles and inside built-in wardrobes
- Floors vacuumed and mopped throughout

What your agent is actually checking
In NSW, a tenant is expected to leave the property as near as possible to the condition it was in when they moved in, except for fair wear and tear. That’s the wording NSW Fair Trading uses (fair wear and tear versus damage).
The yardstick is your ingoing condition report. NSW Fair Trading says the report can be used at the end of a tenancy to check what is fair wear and tear and what might be damage (rental property condition reports). Send it to us with the agent’s checklist before the clean.
Cleaning won’t fix damage. Faded paint is fair wear and tear; a burn in the carpet isn’t, and no clean removes it.

Do you offer a bond-back guarantee?
No. The decision on your bond sits with your landlord or agent, and in a dispute the condition report can be used as evidence. What we do is clean to your agent’s checklist and your ingoing condition report, and show you what we’ve done. If the agent raises something afterwards, call us and we’ll look at it with you. How any follow-up works is agreed with you in writing.
Is carpet steam cleaning included?
Not in the standard price; ask us when you call. Before you pay for it, read your lease. NSW Fair Trading says a lease can only require professional carpet cleaning at the end of a tenancy if the landlord agreed to a pet being kept inside and the cleaning is reasonable for that pet. If that term isn’t in your lease, check with your agent or NSW Fair Trading.
Do you clean the oven?
Ask us first. Tell us about the oven, carpets and windows when you call — your written quote lists exactly what’s included. If yours has years of baked-on grease, mention that too.
How long does an end-of-lease clean take?
It depends on the size of the home and the state it’s in. We’ll give you a time estimate with your quote so you can plan the key handover around it.
Does the home need to be empty?
It’s much easier, and it’s what the price assumes. If furniture or belongings will still be there, tell us when you call. We don’t move heavy furniture or appliances.
Why might my price be different from the table?
The table is for a standard-condition home. Heavy grease, mould, pet hair through the home or items left behind take longer. If that applies, we tell you before booking and the final price is confirmed in writing.
Can I use NDIS funding for an end-of-lease clean?
End-of-lease cleaning is a private service. If you’re asking about regular household help under your plan, talk to your plan manager or support coordinator, or call us.
